  • The Flight offers spacious student-focused apartments designed for comfort, convenience, and community living near the University of Dayton.

    Our floor plans include:

    · 4 Bedroom / 4 Bathroom Apartments

    · 3 Bedroom/3-Bathroom Apartments

    · 2-Bedroom/2-Bathroom Apartments

    · 1-Bedroom/1-Bathroom Apartments

    · Studio Apartments

    Each resident signs an individual lease, meaning you are only responsible for your own rent.

  • The Flight offers a variety of amenities designed to make student living comfortable and convenient.

    Resort-style swimming pool, Poolside lounge and outdoor seating areas, Fitness center, Study spaces, Resident clubhouse, Community events and resident programming, Secure building access, Controlled entry, On-site management team, 24/7 emergency maintenance, Package receiving, Parking available, Online resident portal for payments and maintenance requests

    Apartment Amenities

    Fully furnished apartments, Private bedrooms and bathrooms, In-unit washer and dryer, High-speed Wi-Fi, Modern kitchen appliances, Spacious common living areas, Large closets, High Ceilings, Stainless Steel Appliances, Large kitchen islands, Individual bedroom locks, Central heating and air conditioning

    Furniture typically includes: Bed frame and mattress, Desk and chair & Dresser storage

    In the Common Area’s: Coffee table, Couch, Side table, 4 barstools, Lounge chair, Entertainment stand

  • Deposit requirements may vary depending on the application and qualification process. Please contact the leasing office for current deposit information and approval options.

  • Applicants may qualify through one of the following methods:

    Guarantor

    A guarantor (typically a parent or guardian) can co-sign the lease. Guarantors must meet income and credit requirements and will be financially responsible for the lease.

    Self-Qualification

    Applicants may qualify on their own if they meet income, credit, and background screening requirements.

    Guarantor Waiver Program

    Leap Easy guarantees your lease for a small fee per month that you pay through the property. This fee varies and you have to be a full-time student for this option.

    2-Month Deposit

    If you are not looking to do any of the above options, your lease can also be approved through a 2 month deposit. This fee varies, please contact The Flight for more information.

  • Some utilities may be included while others are billed separately based on usage.

    Typically included services may include:

    · High-speed internet

    · Community amenities

    Trash services

    Utilities such as electric, water, and sewer will be billed based off usage through the resident portal.

    Please contact the leasing office for any further questions regarding utilities.

  • The Flight primarily offers 12-month leases, typically running August through July, aligning with the University of Dayton academic calendar. However, we may have limited 5-month and 10-month options available for some floor plans. Please reach out to the office for availability.

  • YES!! Please contact the leasing office regarding the most current pet policy, including breed restrictions, pet fees, and monthly pet rent.

  • Tours can be scheduled in several ways:

    · Online through our website

    · By calling the leasing office at (937)-739-8248

    · By visiting during office hours

    Walk-in tours are welcome when availability allows.

  • Yes. The Flight has an on-site maintenance team available to assist with maintenance requests.

    Residents can submit requests through the resident portal, and emergency maintenance is available 24/7 by calling the Flight and using the emergency maintenance option

  • If you experience a maintenance emergency:

    1. Contact the leasing office during business hours

    2. Follow the after-hours emergency maintenance prompt if the office is closed

    3. Submit an emergency request through the resident portal

    For life-threatening emergencies, always contact 911 first.

  • Rent is due on the 1st of each month.

    Payments can be made through the resident portal, where residents can:

    · Make online payments

    · Set up automatic payments

    · View account balances

    · Submit maintenance requests

  • Yes. Renters insurance is required for all residents to help protect personal belongings and liability coverage. You are automatically enrolled into the community renter’s insurance option through Foxen Insurance.

    Residents may provide proof of their own policy that meets coverage requirements to Foxen to be unenrolled from the original renter's insurance.

  • Subletting is not permitted, but residents may reassign their lease.

    Lease Reassignment Guidelines

    · The current resident must notify the leasing office of their intent to vacate

    · The resident is responsible for finding a qualified replacement

    · The replacement must complete the application process

    · A lease reassignment fee applies

    · Any outstanding balances must be paid before the reassignment is finalized

    Once the new resident signs the lease and takes occupancy, the original resident is released from responsibility.

  • Yes. Parking is available for residents; parking passes are required.

    Please contact the leasing office for current parking availability and pricing.

  • Residents receive mail through designated mailboxes, and packages are delivered to the front office where they are logged and then ready for pick-up.
